The VA Home Loan Program* was introduced in 1944 to serve veterans, service members, and their spouses. VA loans are backed by the US Department of Veterans Affairs but issued through qualified lenders; Fairway is honored to be one of the largest VA purchase lenders in the country.

VA home loans allow for as little as zero down payment, do not require mortgage insurance, and usually offer more favorable terms than conventional loans. More than 25 million loans have been issued through this program, an indication of the value of this important benefit.

VA Requirements

The VA sets certain requirements based on service history and duty status, there are also lender eligibility guidelines around income and credit, some of these are:

  • 90 consecutive days of active wartime service.
  • 181 consecutive days of active peacetime service.
  • 6 years of National Guard or Reserve service.
  • You are the spouse of a fallen veteran, having died in the line of duty or because of a service-related disability.
  • VA Certificate of Eligibility (COE) – we can apply for your COE for you.
  • Credit scores as low as 580, subject to underwriting review and approval.
